Finding and buying the right home is a personalized process, and it all begins by identifying your needs. For example, what is your time frame? What features are you looking for in a home? Who will be included in the buying decisions? How far do you want to commute to work? These are just some of the questions we will cover in our first meeting.
I have access to virtually every property for sale in this market. Whether it is offered by my company or another, I can show you any home on the Denver market. This includes Open Houses, homes offered on the web, in newspapers or buyers’ guides, new home builders, “For Sale By Owner” properties and all homes listed by companies through the Multiple Listing Service (MLS). What type of agent do you need?
In the state of Colorado there are three types of brokerage relationships available to you when you work with a licensed Real Estate Professional: Seller’s Agent, Buyer’s Agent and a Transaction-Broker.
-A Seller’s Agent works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity; the agent functions much like a coach and negotiates on behalf of and acts as an advocate for the seller.
-Likewise, a Buyer’s Agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity; the agent again functions like a coach and negotiates on behalf of and acts as an advocate for the buyer.
-A Transaction Broker functions more like a referee by assisting the buyer and/or seller throughout a real estate transaction by performing terms of any written or oral agreement without being an agent or advocate for either of the parties.
I prefer to work with you as a Buyer’s Agent. As your agent, I will work solely on your behalf protecting your interests above all others (including my own), advocate only your position in the real estate transaction, give you my expert real estate and negotiating advice, and give you information you might not know to ask for. It pays to have an ally working for you throughout the home buying process.
A Buyer’s Agency will require a written agreement to make sure all parties are covered.
