In the state of Colorado there are three types of brokerage relationships available to you when you work with a licensed Real Estate Professional: Seller’s Agent, Buyer’s Agent and a Transaction-Broker.
-A Seller’s Agent works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity; the agent functions much like a coach and negotiates on behalf of and acts as an advocate for the seller.
-Likewise, a Buyer’s Agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity; the agent again functions like a coach and negotiates on behalf of and acts as an advocate for the buyer.
-A Transaction Broker functions more like a referee by assisting the buyer and/or seller throughout a real estate transaction by performing terms of any written or oral agreement without being an agent or advocate for either of the parties.
I prefer to work with you as a Buyer’s Agent. As your agent, I will work solely on your behalf protecting your interests above all others (including my own), advocate only your position in the real estate transaction, give you my expert real estate and negotiating advice, and give you information you might not know to ask for. It pays to have an ally working for you throughout the home buying process.
A Buyer’s Agency will requires a written agreement to make sure all parties are covered.
